This article covers how to create assets using the Dalux FM mobile app. Creating assets in the mobile app allows you to add assets to your FM instance while on the go.
You can only create or edit assets on mobile. Classifications, properties, and products must be set up and created on desktop. These articles explain how to do this:

How to create new assets
User rights
To create assets on mobile, you must either be an FM or asset administrator or have edit permissions for assets. A supplier given edit access to assets can also create new assets. You can read more about user roles and permissions in this article: User roles and regions.
You can switch to the assets tab by clicking the -icon at the bottom menu.

The assets tab will show all assets for the selected building. You can filter assets by room and discipline (see below).
Assets should contain the following information:
- Main data - asset name, classification, and extra metadata
- Placement - where the asset is physically located
- Product - what product the asset is associated with
In addition to these, you can also add warranty information, economy, and custom properties to fit your facility management protocols.
To create a new asset, click the green -icon. A new menu will appear where you can create a new asset.

Main data
The 'Asset name' will be shown in the list view in the asset tab. Asset names can be more general, but they should follow your facility management protocols.
A 'Description' can be added if more general information is needed for the asset.

The 'Classification' is selected from the instance's list of classifications. They are used to categorize the asset.

When selecting a classification, you can use the search to quickly find what you are looking for. Your last classification chosen will be saved when creating a new asset.
A 'Discipline' can also be selected from a list to categorize the assets further.
When using the mobile app to create assets, you can use Take photo or
Photo library to add an image of the asset.
Placement
Setting the placement of an asset will help you and others to locate it in your facilities. Placement can be set as:
- In a specific building
- On a specific room/floorplan in a building
- Placed on the map
You can also add an optional placement description, for instance, if an asset can be challenging to locate.
To select a building, click 'Building' in the placement area. The map will automatically zoom in on your mobile phone location. This will make it easier to select the building when you are creating assets on-site.

You can also use the map to select a building in another area.
It is also possible to use the list view to select a building. To do this, click the -icon at the top right and then search for or choose the building from the list.

If the selected building has floor plans/rooms, you can further pinpoint the placement of the asset. This is done by clicking on 'Room'. A list of rooms will open where you can search and select a specific room. From the same menu, you can also open any floor plans that have been added to the building.

You can also set the placement by only using the map or selecting from a list of Lots.
This is done by pressing Place on map.
This will open a map, and you can select a placement. The GPS coordinate will be shown as the position. If you press inside lots, they will automatically be added as part of the placement data.
If you open the list view with the -icon, a list of all the lots in the instance is shown, and you can select a lot from the list.

Product
You can associate a product with one or more assets. This can be useful, as the product will contain technical and general information, such as warranties and data sheets.
To add a product to the asset, click 'Product'. This will open the product window.
If any products match the classification of the asset, they will be shown at the top of the window.
You can also search for products using the search bar.
Select a product from the list by pressing it.

Warranty
When creating assets, you can enter warranty data. This includes:
- Install date
- Warranty start date
- Warranty end date
This allows you to control the warranty per asset, which can be helpful if the same type of asset has different install dates or warranties.
If warranty information has been added to the selected product for the asset, the warranty end date will automatically be calculated.
Condition and residual life
If you have Operations & maintenance Pro and use the Budget module, you can add the asset to the 30-year plan. The asset must be associated with a product where the new price and warranty data have been added. You can read more about the Budget module in these articles:
Click on 'Simulate cost' and toggle it on. This allows you to set:
- Team - The team responsible for maintaining the asset
- Responsible - An individual for the team responsible for maintaining the asset
- Residual life in years - Remaining time until the asset needs to be replaced with a new product
- Account and Project plan - Which account/project plan the replacement cost will be drawn from
When 'Simulate cost' is toggled on for assets, they will automatically appear in the 30-year plan.
Custom properties
When setting up properties for classifications, you can add custom properties. If you have added these, they will appear at the bottom of the asset.
As they are custom properties, they will depend on how they are set up.

How to edit or delete an asset
You can edit and delete assets with the mobile app as well.
To do so, go to the Assets tab. This will open the list of assets you can access in the instance.
You can search and filter to find the asset you need to edit, then press on an asset to open it.
If you have edit permissions, you will see a -icon at the top. Pressing the icon will reopen the asset window, and all information can be changed.
To delete the asset, click the -icon. You will be prompted to confirm the deletion.
