Assets in Dalux FM are items that we want to monitor for purposes such as maintenance.
Assets can be many things but they are always physical items you want to keep track of like technical equipment, building parts like a window or door, or an installation like a ventilation unit.
Work orders can be placed on assets to track the work done on the assets.

How to create an asset
User rights
To create assets you need to be an administrator or be assigned to a user-role with permission to create and edit assets. If you don't have the rights to create assets but need to, contact your administrator.
The user role needs to have these settings to be able to create and edit assets:

To create an asset, go to

This will open a new window where you need to enter the data for the asset:
- Main data: Asset name, description, classification, discipline, and image
- Placement: Where the asset is physically located
- Product: What product the asset is associated with (this section will only show up after selecting a classification)

Main data
Classification
Classifications are used to categorize assets for sorting and filtering, and to determine the properties of assets. They are usually based on a local standard such as SFB, Uniclass, or CCS. When selecting a classification, you can use the search to quickly find what you are looking for.
To add a classification, click on
the (1)field or (2) to the left of Classification

You can use the search field to speed up the process if you know the name of the classification.

Discipline
Disciplines are used to tag products and assets to have an easier way of filtering and searching for them in the list view. You can select as disciplines as is needed.
You can add more disciplines, edit them or delete them by going to:
Settings
General settings

Image
To add an image, click on the icon, this will open the File Explorer and you can upload an image file from your computer.
Placement
Setting the placement of an asset will help you and others to locate it in your facilities. The placement can be:
- Set in a specific building
- Set in a specific room/on a floor plan in a building
- Placed on the map

You can also add an accompanying description of the location to make it easier for others to locate, if the chosen location is not accurate enough.
To select a building as the placement, you can either click on the field to select a building from the drop-down menu:
Or you can select a building on the map by clicking on the "open new window" button:

A list view is also available from this menu, which has been excluded from the above screenshot.
If the selected building has floor plans/rooms, you can further pinpoint the placement of the asset. This is done by clicking Place on floor which appears only if the building has floor plans or rooms.

To place an asset on the map instead click:

Navigate to the point where you want to place it

Product
Products in Dalux FM are closely tied with assets as they are used to distribute data across multiple assets that share the same data like the same manufacturer, warranty, documents etc.
Choosing a product on an asset will automatically fill out the data, which the product contains, speeding up the process of creating the asset.
You need to choose a classification before the product section shows up and the list of products available to choose from depends on the chosen classification and which products are related to it.
To choose a product, click on

Warranty
When creating assets, you can enter warranty data. This includes:
- Install date
- Warranty start date
- Warranty end date
This allows you to control the warranty per asset, which can be helpful if the same type of asset has different install dates or warranties.
If warranty information has been added to the selected product for the asset, the warranty end date will automatically be calculated.
A blue information header appears at the top of the work order if the asset has an active warranty, and a new work order is created for it.
Condition and residual life
If you have Operations & maintenance Pro and use the Budget module, you can add the asset to the 30-year plan. The asset must be associated with a product where the new price and warranty data have been added. You can read more about the Budget module in these articles:
Click on 'Simulate cost' and toggle it on. This allows you to set:
- Team: The team responsible for maintaining the asset
- Responsible: An individual for the team responsible for maintaining the asset
- Residual life in years: Remaining time until the asset needs to be replaced with a new product
- Account and Project plan: Which account/project plan the replacement cost will be drawn from
When 'Simulate cost' is toggled on for assets, they will automatically appear in the 30-year plan.
Custom properties
When setting up properties for classifications, you can add custom properties. If you have added these, they will appear at the bottom of the asset.
As they are custom properties, they will depend on how they are set up.

How to edit or delete an asset
To edit an asset, go to

Select the asset from the list
Show asset
Make the changes you need to and click 'Save':
